Terms of Engagement


Cornwall Council Building Control employ a professional team of Registered Building Inspectors (RBI’s) at varying levels.

Certain aspects of your project must be carried out by a RBI, either directly or occasionally under formal supervision such as trainees. Your project may be dealt with by one or more of our RBI’s. Any queries can be forwarded to buildingcontrol@cornwall.gov.uk and will be allocated to the relevant team member.

Currently some of our Class 1 inspectors are able to work unsupervised at Class 2A under transition provisions whilst awaiting validation exam results.

We work to the Operational Standard Rules in relation to legal time scales and Key Performance Indicators (KPI’s). In practice we endeavour to carry out an initial plan assessment of applications for building control approval with full plans within 15 working day following validation of the application.

Site inspections are carried on Monday to Friday, excluding Bank Holidays, and can be booked the working day before the visit is required. We endeavour to visit on the day requested. If this is not possible the RBI will contact you to discuss an agreed alternative.

We subscribe to the District Surveyors Association trading as LABC. Amongst a variety of activities LABC assist in market intelligence, engagement activities and training.

Your data will be used and stored in line with our data protection policy.

All complaints are initially dealt with through Cornwall Council’s internal complaints procedure.  In the event that you disagree with the outcome of that process (and in certain other specific situations) we will direct you to the appropriate overseeing body.

Cornwall Council is a statutory body and holds all relevant insurance for that purpose.

Cornwall Council is a Building Control Authority and we are regulated by the Building Safety Regulator.
