All fees stated below are inclusive of VAT. Fees must be received for the request for advice to be processed. If the proposal falls within one or more development types, the higher of the two fees will the charged.
Planning - Householder developments
Alterations and extension to a dwelling and incidental outbuildings such as garages - £186
Follow up query (can include up to 30 mins teams call and email with bullet point response) - £100
Discharge of condition (per condition, telephone / teams meeting and written response) - £100
Planning - Minor developments
Single dwelling and other minor development
Other minor development can include: telecommunications development, Advertisement Consent, Certificate of Lawfulness for existing development, Demolition in a conservation area, lifting or varying conditions associated with other development, single agricultural buildings
Desktop - £300
Desktop plus - £400
Full - £500
Follow up query via teams with bullet email response - £250

2-9 Dwellings or site area below 0.5 ha
Desktop - £700
Desktop Plus - £800

10 – 49 dwellings or over 0.5 hectares and up to 1.49 ha

50 – 199 dwellings or 1.5 – 4.99 ha
Full - £4400
Follow up (can include up to 30 mins teams call and email with bullet point response) - £2200

This advice can be requested as part of the planning pre-application advice service, for an additional fee or as stand-alone advice without requesting planning pre-application advice.
Fixed charge to include a meeting up to 1 hour (site meeting at the discretion of the case officer) and 1 letter giving advice - £356
Further advice, hourly rate - £111

This advice can be requested as part of the planning pre-application advice service, for an additional fee or as stand-alone advice without requesting planning pre-application advice.
Fixed charge to include a meeting up to 1 hour and 1 letter giving advice - £356

Please note this service does not offer site meetings.
Historic Environment Officer advice – Building and Conservation and/or Archaeology
This advice can be requested as part of the planning pre-application advice service, for an additional fee or as stand-alone advice without requesting planning pre-application advice.
Written response and a meeting up to 1 hour (a site meeting is at the discretion of the case officer) - £356
Additional support in addition to the above (per hour) - £111
Land Agent advice
Advice on agricultural dwellings (including lifting of planning restriction). This advice can be requested as part of the planning pre-application advice service for an additional charge.
Written response only - £300
Site visit hourly rate - £180
Mileage - 50p per mile
Environmental Health advice
Environmental Health provide advice on the following:
- Air quality
- Land contamination
- Noise
- Odour
This advice is provided via their own Technical Advice for Planning Applicants (EHTAP) service.

Highways advice can be requested as part of the pre-application advice service for an additional charge.

Environment Service advice
Where a site visit is required there is an additional charge of 50 per mile.

Recommendations for landscape and visual impact assessment and/or green infrastructure design.
Desktop study and written response - £296

Resubmitted schemes
Are you considering resubmitting an application which was withdrawn or refused? If you are and you sought pre-application on that scheme within the last 18 months, we can offer a free planning pre-application.
