Constraints on development


Considering the constraints of a site is extremely important.  Constraints effect:

  • If planning permission is required

  • Validation requirements with an application

  • Costs and design of development

  • Consideration of timescales.

Cornwall Council has produced a new constraint checker tool.

The checker enables customers to:

  • Plot the site on the interactive map

  • View constraints relevant to the planning process

  • Produce a report of relevant constraints

The constraint checker should be used in conjunction with Cornwall Council's validation Guide.

Important Information

The results provided are not definitive and are limited to constraints identified within the area plotted by the user.  Upon submission further checks will be carried out and additional information may be required.

Certain constraints are not included. This is where:

  • Cornwall Council is not the licence holder; or

  • the information is sensitive.

This includes constraint layers in relation to:

  • Contaminated Land; and

  • Health and Safety Areas.

The report generated can be submitted with any subsequent planning application.  However these will not be placed in the public domain.  The plans within the report can not be used can not be used as a plan required with a planning submission. Please visit our website terms of use.
