Information for tenants


The Renters Rights Act 2025 introduces major changes to renting in England. These changes are being brought in gradually and are designed to make renting fairer, safer and more secure for people who rent their homes.

The Government has published an overview for tenants on the main changes to the private rented sector.

Key changes to note

From 1 May 2026

  • Your landlord can no longer issue you with a Section 21
  • Tenancies become open ended with no fixed end date
  • Rent can only be increased once a year and must follow a formal process
  • Tenants have stronger protections from discrimination, including benefit status
  • You can request to have a pet and your landlord must respond within 28 days

By 31 May 2026

By 31 July 2026

If your landlord served a valid Section 21 notice before 1 May, they must start any court action by this date. If they don't, your landlord must rely on the new legal grounds for possession and issue you with a Section 8 notice.

The Government has created guidance on notices of possession served before 1 May 2026 for tenants renting from private landlords.
