Gas, Electrics and other fuels


All landlords must ensure that the fuel sources provided within the property are safe for use.

Gas safety

  • Gas appliances, like cookers and boilers, must be checked once a year by a Gas Safe Registered engineer 
  • Landlords should keep a record of these checks
  • Tenants must be provided with a copy of the certificate. This should be done within 28 days of the test or before a new tenant moves in
  • Any LPG appliances must also be checked by a Gas safe Registered engineer who is allowed to work on LPG

Electrical safety

  • Every rented property must have an electrical inspection carried out every 5 years
  • This must be done by a qualified and competent person
  • Landlords should keep a record of these checks
  • Tenants must be provided with a copy of the inspection report within 28 days or before a new tenant moves in
  • Any dangerous faults must be fixed as quickly as possible, and at least within 28 days. Get proof that the work has been completed

Carbon Monoxide 

  • Landlords must put a carbon monoxide alarm in any room with a fixed appliance that burns fuel, such as a boiler, stove or cooker
  • Follow the instructions on where to put the alarm. Usually at head height and 1 to 3 metres away from the appliance

Solid fuel and wood burning stoves

  • These stoves must be installed by a registered installer (HETAS) and have a safety certificate
  • They should be checked, cleaned and serviced every year
  • If you don't have a safety certificate, don't use the stove
