External Wall Information

The new Fire Safety (England) Regulations 2022 come into effect in January 2023. This will create new responsibilities for ensuring the safety in high rise buildings.

The new legislation makes it clear that in any high rise building the external walls, and any attachments to it, are covered by the Order.

This means that those responsible for building must ensure that the fire risk assessment considers the external walls and attachments.

Consideration should be given to the combustibility of the external facing material, combustibility of any insulation, and any defects with the design and construction methods (such as issues with cavity barriers).

In some instances, the risk of external fire spread will be uniform across a building, in others, the risk will be limited to areas where specific materials have been used (for example, certain floors or elevations).
