Request a Building Control Inspection 

Book a Building Control inspection before 5pm and we can usually inspect the next working day.

Inspections on the Isles of Scilly will be pre-booked to fit in with our regular visits to the islands. 

Before you book an inspection, you need to submit a Building Regulation application.

Book an inspection online

The Building Control Officer will give you a site inspection log once you start works.  The log explains which stages of work you will need to notify us of.  This will allow us to carry out the necessary inspections.  You should have the works ready for us to inspect before we visit and not covered before they are inspected.

Anyone making an application or undertaking construction has to comply with Dutyholder and Competence Regulations, for more information: Building Safety Competence advice for principal contractors and principal designers and The Building Regulations Part 2A. Please note it is the clients responsibility to appoint a Principal Contractor and Principal Designer for the project.

Book through the Local Authority Building Control (LABC) app

You can book an inspection via the LABC Inspection Request mobile app.  The app is available for Apple and Android.  Once you have downloaded the app, you will need to register and complete the form.  You will need to provide:

  • Your name, company name and contact information
  • The Council area that the site is in (Cornwall Council)
  • The site address and postcode
  • The inspection type
  • Your preferred inspection date and time
  • Your Building Regulation reference number
  • Any other useful information

Book by telephone

What happens next?

When we receive your requests, if you request your inspection before 5 pm, we can usually visit the following working day.  The visit will be undertaken any time between 8am and 5pm.  We may need to contact you prior to the visit please ensure you are able to receive calls from an unknown number.

You must notify us that you are starting works at least two days before you plan to start works. Once you have notified us that you are starting work, we will arrange to visit the project. You will be provided with a site log after the first visit via email to the client.

You must also notify us within five days of work has commencing. To be considered as commenced at least one of the following:

  • Progressed to damp proof course level (if foundations are applicable); or
  • 15% completion of the overall project

For all applications submitted after 1st October 2023 a Compliance Notice will be required at completion. The notice must be provided within 5 days of the completion of works. We will not be able to issue a completion certificate until all relevant parties have signed this.

The Notice of Completion will require the following information about the client, principal contractor, and principal designer:

  • The name,
  • address,
  • phone number and
  • (if available) email address

A statement will be required from the applicant to say that the works have been completed. It will need to state that the work complies with all the applicable regulations to the best of their knowledge.

A statement will also be required from both the principal contractor and principal designer (if applicable). This will need to confirm they have fulfilled their duties under Part 2A (duty holders and competence).

For buildings subject to the Fire Safety Order, the client must submit the same notice, but within 5 days of occupation. It must also state the following:

  • The date when the building (or any part of it) is occupied; and
  • A signed statement confirming that to the best of their knowledge, Regulation 38 and Part B of Schedule 1 are currently complied with for the parts of the building are to be occupied.

Please note it is the client responsibility to appoint a Principal Contractor and Principal Designer for the project.
